| The Balsams has operated continuously since first opening
as the Dix House- a rustic and charming twenty-five-room summer inn established
by local innkeeper, George Parsons. Built just after the Civil War, the
original inn honored the name of the town's founding father and first
landowner, Colonel Timothy Dix. |

| Guest rooms at The Balsams are spacious and open, light and
airy, with interesting architectural detail. Unlike a modern hotel, all rooms
are not alike. Each has its own character. Ruffled, sheer curtains at the
windows contribute to year-round exposure to natural light. |

| Since 1866, the resort has had only six owners. The current
hosts have been in place since 1971. As former seasonal employees, they
practice a distinctive style of hands-on management. |

| Floral wallpapers and white trim complete the traditional
look. The Hotel accommodates about 400 guests. There are family suites
(connecting bedrooms), and parlor suites (sitting room and bedroom). |

| Scores of well-trained, smartly uniformed waiters present
the table d' hôte menus with style. Returning guests frequently request
their same table service team for every visit. |

| A large outdoor heated pool is located at lakeside.
Lifeguards and waterfront attendants are on duty during operating hours.
Additional activities and facilities at the waterfront include badminton,
basketball, volleyball, horseshoes, croquet, bocce, shuffleboard, and bicycles.

| The Balsams provides guests with an on-site alpine ski area
offering 14 trails on two slopes, snowboarding terrain parks, a full-service
base lodge, a 95 kilometer cross-country trail system, 30 km of designated
snowshoe trails and ice-skating. |

| Lake Gloriette is a 32 acre spring-fed body of water that
has reflected and enhanced The Balsams image perfectly since its development in
1898. The lake is regularly stocked with trout, and guests may flyfish without
a New Hampshire license. A fleet of rowboats, canoes, and paddleboats is
available for guest use. |

2-5 night stays. At The Balsams, everything is included in one rate. The
Balsams rate includes lodging, three meals, choice-of-menu dining and buffets,
free and unlimited use of both golf courses, putting greens, tennis courts,
exercise room, swimming in the pool and Lake Gloriette, fishing, boats,
annotated hiking and mountain biking trails, pool chairs, shuffleboard,
badminton, croquet, horseshoes, ping pong and billiard tables; and a
comprehensive program of movies in the theater, live nightly entertainment,
professional nightclub shows five nights each week, plus staff shows, concerts,
lectures, chamber music and supervised children' s programs seven days a week.
A 15% service charge is applied to the room rate and an 8% state tax is applied
to that total. Rates are subject to change. Standard rates apply to smaller
rooms, some with no direct elevator service or with views not worthy of special
mention. Superior rooms are more spacious and offer more scenic views. An
advance of one night' s lodging is necessary and confirms the entire period
reserved. Deposits are refundable if cancellation is received 14 days prior to
arrival date. For holiday periods cancellations must be received 30 days in
advance. $35 bookkeeping fee for returned deposits.
